While there are bound to be vacancies with any rental portfolio, multiple investments within the fund make it easier to carry a vacant home with income produced from other performing assets. Property turn over and recurring maintenance expenses can be costly but with a shared investment portfolio the costs are accounted for ahead of time and result in no additional capital out of pocket.

Interest on leverage, property taxes and maintenance can be tax deductible. Appreciation in this asset class out paces many real estate investments. Smaller units have a larger buyer pool for readily available exits for marketing.

The Genesis of DIS.Fund

September 2019 Kip Adkins founded and formed Diversified Income Strategy Fund, LLC, with the purpose of diversification among Alternative Investment Opportunities, i.e. Real Estate Holdings, Real Estate Note Purchases and Fund to Fund investments with a primary focus on Real Estate Debt and Equity.

Kip is investor #1 in this fund and his opening account was funded with $2,000,000 of his own money with additional monies from Kip being added as liquidity allows.  As the manager and an investor in Diversified Income Strategy, Kip’s vision is to create income for investors while mitigating risk to align income goals for the best interest of all investors in the fund.
